Investment Strategy
Iron Peak’s Investor Success Formula

After a hold period and when the opportunity is right, we refinance or utilize a buy-out to return principal investments to our investors.
Our Criteria
We typically focus on multi-tenant industrial properties which meet the following criteria

Growing Linear Markets
We search for properties in markets with at least 100,000 people with job growth and positive net migration.

Space
The properties we target are typically between 30,000 and 100,000 square feet.

Unit Sizes
We target properties with smaller tenant unit sizes, ideally in the range of 2,000 square feet per tenant, with no tenant occupying more than 30% of the space.

Location
We look for properties that are on a main road with street frontage, and are close to rooftops (houses) with median incomes.

Tenant Mix
We look for properties without too much auto repair or maintenance and no tenants in the marijuana business, unless it’s a federally legal operation.
